Is the home value really free?
Yes. It's my professional broker opinion of value, not an appraisal. There is no cost and no obligation to list or sell.
Do you buy houses that need work or have tenants?
Sometimes. Tell me about the house and I'll tell you honestly whether an offer from me makes sense, or whether listing it on the open market is likely the better fit.
What does it cost to list with you?
Listing fees are negotiable. Every cost is spelled out in a written listing agreement before you sign anything.
If you buy it, how fast can we close?
It depends on the title, the house, and your schedule. We pick a closing date together and put it in the written offer.
Do I have to fix or clean out the house?
If I make an offer to buy, it's for the house as-is. If you list, I'll tell you which repairs, if any, are worth doing and which are not.
I don't live in Detroit anymore. Can I still sell?
Yes. Much of the process can be handled by email, phone, and e-signature, and the title company can often arrange a remote closing.
If you buy my house, are you acting as my agent?
No. If I buy, I'm the buyer. As a licensed Michigan broker I disclose that in writing, and you're free to have your own agent or attorney review the offer.
Will you pressure me?
No. You get your options in writing and you decide, on your timeline. Saying no is fine.
